Cardinal Crossing developer threatens lawsuit
Jenkintown developer Bruce Goodman, whose proposed mixed-use development at the former Don Guanella Village was denied by Marple Township commissioners, could soon be looking to recover $7 million from the township. The developer, owner of Cardinal Crossing Realty Associates and Goodman Properties, recently filed a writ of summons and pre-complaint discovery motions with the Delaware County Court of Common Pleas to try to recoup money allegedly lost by the developer. The Archdiocese of Philadelphia, which still owns the property, reached a $47 million agreement of sale with Goodman Properties for the 213-acre site bordered by Sproul and Reed roads in 2015. Goodman then filed applications and supporting documents to rezone the tract for several hundred homes and nearly 1 million square feet of retail and office space. Marple commissioners would not approve the zoning changes necessary for the project to move ahead because the proposal still “had too much density,” while township land planner Tom Comitta said there was not enough open space to balance out the commercial and residential areas. The sale agreement with the archdiocese passed on June 30 and the sale transaction did not close, but the intent to sell remains.
